Monogram Tower is now open for virtual tours, but moving in is still a ways away.
Progress on the new 49-storey tower at the corner of Burrard and Davie continues slowly, with B.C.-based Prima Properties now offering private consultations for those who might be interested in purchasing a future home there.

Monogram Tower is planned to include 260 homes, with units ranging from one to three bedrooms. The smallest units will be around 500 square feet in size while the largest will be around 2,100 square feet. Estimates on pricing range from about $800,000 to $2 million, depending on the size of the unit in question. Of course, things aren’t set in stone yet, as the current estimated completion date for the tower isn’t until 2029.
The project is under the street address of 1177 Burrard, updated from earlier citations of 1157 Burrard.
The development — on the site of a longtime community garden and, much earlier, a gas station — had its initial application approved by the city back in 2021. Now, signs promising the years-off arrival of Monogram adorn the chain wire fencing, meaning the garden’s days are numbered.
It’s not an active construction site yet. But less than ten blocks away at 1240 Richards Street, prospective buyers can experience a “presentation gallery” set up by Prima Properties. There, those who are interested can schedule private appointments with the developers’ representatives for virtual tours and to learn the finer details about what the plans for the tower include.
Those appointments are available between the hours of noon and 5p.m., Tuesday to Sunday. We’ve not yet reached the point where there are sales being made, but there is a registration page on the Monogram Living website for those who want to get updates on all aspects of the project’s progress.

But what will be included in this tower once it actually opens? In addition to more standard amenities like a large fitness centre and a pool, other touches include a yoga studio, a small car wash, a dog spa, and a daycare, with the latter being operated by the city. Primary social spaces include an indoor “Club Monogram” on the 8th floor and a massive rooftop lounge that features plenty of places to relax. There are even plans for a putting green.
Like many other current development projects, Monogram includes a “mixed-use” aspect with retail and community spaces on the ground level of the property. It’s possible that there could be a new community centre created as part of the project, along with areas for a handful of businesses.
There’s still a long way to go before anyone will call 1177 Burrard Street home, but it’s certainly a place to keep an eye on to see when the next steps of the development will begin.
